Top Five Home Sale Myths Busted

There’s always an excuse to put off selling your home and making that move but how many of these excuses actually have some substance behind them to back them up?

We caught up with property expert, Estate Agent Oliver Rayns, to find out the truth behind the home selling myths.

1. THE FIRST OFFER IS NOT THE BEST

At Oliver Rayns we have found that when a vendor receives their first offer, they can be somewhat reluctant to accept. Naturally, curiosity
makes you wonder if a higher or better offer may come along after. We understand that mindset is a logical way of thinking, however, we always line up our most eager and financially viable applicants to view your properties first. Typically these prospective purchasers have been registered with us for some time and have often missed out on other properties recently and are raring to go.

2. A HOUSE HAS TO BE IN PRISTINE CONDITION TO ACHIEVE A PREMIUM PRICE.

We don’t feel that any vendor should have to spend tens of thousands of
pounds on a new kitchen and bathrooms, as it’s highly likely the purchaser will want to do this themselves at a later date. While our previous article touched on changes for the better, we recommended
simple cosmetic improvements such as paintwork internally and garden maintenance externally, which draw a prospective purchaser in and don’t
cost the earth. Within the first few minutes of a prospective purchaser being in your home, they typically know whether this is the house for them or not.

3. PROPERTIES DON’T SELL AT CHRISTMAS

We feel this is highly relevant given the current time of year and the
imminence of the Christmas Period. Families typically all gather together at this time of year and have time off work to make the more important decisions, and moving home is one of them! Statistically, Boxing Day is the busiest day of the year for Rightmove internet traffic, let’s make sure your property is listed for those early New Year viewings.

4. ARE ONLINE AGENTS THE WAY FORWARD?

Online agents have become more prominent in the past few years, but we still feel that independent agents offer far better value for money and a truly personalised service. rarely the ones with the most properties for sale on their website. Quality, not quantity we were taught! While we understand that selling through an agent that you are buying from is convenient, they don’t always provide the best service or guarantee a sale.
